The National Federation of Roofing Contractors (NFRC) recommends that all pitched-roof tiling and slating on new roofs complies with BS 5534, the British Standard for slating and tiling, which since 2014 requires mechanical fixing of every tile in most exposure zones.

Roof complexity is the biggest cost factor. A simple gable-to-gable roof on a King's Hedges semi is straightforward. A Victorian terrace in Petersfield with party wall flashings, chimney abutments and a rear outrigger adds complexity. An Edwardian property in Newnham with multiple hips, valleys and dormer cheeks requires significantly more lead work and detailing.
Material choice matters too. Standard concrete interlocking tiles cost £30–£45 per square metre. Clay tiles run £45–£70. Natural slate — required on some conservation area properties — costs £70–£120 per square metre depending on source and size.
Rotten battens are common on Cambridge re-roofs, especially on properties near the river in Chesterton or in the Ouse Valley damp corridor around Huntingdon.
